Is it just me, or has 2021 flown by? Not that I am complaining; after the challenges we have all faced over the last 18months it feels like we can perhaps start to look with a hopeful gaze towards 2022 and all see a brighter future on the horizon.
For a lot of us, working in a busy office is a distant memory 9-5, 5 days a week. We continue to adapt to new working practices, with many businesses adopting a hybrid working week including a combination of home and office working. This in turn does bring its own challenges and as an estate agent, we have already seen this have a direct impact on the housing market.
Cambridge has always been a firm favourite for those working in London, offering train services to Kings Cross in under an hour. This trend has certainly increased since the start of the pandemic. But even more noticeable, is the demand for properties further afield than Cambridge; with many commuters happy to extend their travel time up to one and half hours. Especially if they are only having to do that journey once or twice a week.
We have seen a 126% uplift in enquiries from people living in London looking for properties in villages, with 63% of buyers now wanting bigger gardens and 76% of buyers saying they want additional space to enable them to work from home.
With the annual rate of house price growth currently at a four-year high, many experts suggest NOW is the time to sell, whilst prices are strong, and demand remains high. This time of year, there are fewer properties coming onto the market, so buyers have less choice, adding to the current pent up demand.
