What is a Buying Agent?

In the same way you contract an agent to sell you your house and deal with all the negotiating and marketing and extensive administration; when you’ve found the house you want to buy, you can contract me as your buying agent. By engaging my services, as your Buying Agent I will:

  • Discuss with you the optimum price you would like to pay and achieve the best possible price. 

  • Progress the sale by liaising with and chasing up with all involved parties.

  • See the sales through to completion.

Negotiating Power: - There is a skill to negotiating. Most buyers think, let's make a low offer and see what happens. No plan, no structure and this approach can often lead the seller to take an immediate dislike to your approach and decide to “dig in” with the selling price. Having agreed a “Target Price” with you, I will form a plan on how to achieve it, without upsetting the seller or annoying their estate agent.

More Detail As an estate agent for over 30 years, I have the experience and knowledge of how different agents and sellers will negotiate, that can allow me to secure a purchase price lower than what you might achieve on your own. We all know how emotional and stressful the process can be, it is often these emotions that cloud our judgment when buying a home, but being a professional negotiator allows me to remain objective and focus on the target price we have set.

It can now take 3 to 4 months on average from agreeing a sale to completion - and sometimes longer. Paperwork

There seems to be an increasing amount of paperwork and form signing - not just multiple money laundering checks - to be completed these days and I can guide you through those in a simple as possible way. It is often just as important to chase up other people’s paperwork and I can ensure everything is progressing and not sitting on a solicitor's desk or in a surveyors junk email folder!

You might be aware that there are multiple purchases all tied up around your own house as well as the one you’re buying. I can check that these are all progressing and even spot potential problems before they arise. 


Voice mails and emails.

The whole house buying frustration can be further exacerbated by waiting for that solicitor to return your call, checking if the estate agent has received your email, and answering what now seems like an endless steam of notifications on the phone that follows us everywhere.  Simplifying this to one point of contact means that I can deal with all that and you don’t have to try and panic call everyone at the end of the day. It also means we can make a jump start on certain processes as I can answer quickly and move the process on. 



  1. REDUCE STRESS

It is commonly said that buying a house is one of the most stressful events in your life. So why wouldn't you want to invest in making it less stressful and helping your mental health and sense of well being and being able to have energy for the things you love?

Beyond negotiations, I can provide guidance during the mortgage and conveyancing process. I can translate industry jargon and ensure clarity at every step and navigate negotiations and paperwork.

  • Has everyone involved got mortgages agreed and still available in the time frame? 

  • Have all AML forms been signed?

  • Has all property documentation and survey reports been returned?
